We win it together
Lender and estate sales have their own paperwork, timelines and pitfalls. I'll prepare your offer so it's strong and protects you.
Power of sale and estate sale labels are based on the listing details and seller information provided in the MLS® listing. Before booking an appointment, the listing agent can confirm the particulars of the sale.
The honest truth
Opportunity, not magic discounts
Ontario lenders must take reasonable care to get fair market value, so power of sale homes aren't usually "half price". The advantage comes from motivated sellers, less competition, and homes that others pass over because they need work or the process seems complicated.
Estate sales work the same way. Estate trustees usually want certainty and simplicity, and a well-structured offer can matter as much as price.
- As-is sales. Get an inspection and know your renovation budget.
- Lender's terms. Their schedules and clauses are standard and rarely change.
- Financing ready. Have your pre-approval in hand to move fast.
- Right of redemption. Until the deal is final, the owner may still pay off the debt and stop the sale.
- Probate timing. Estate closings may depend on the court appointing the estate trustee.

FAQ
Questions buyers ask
What is a power of sale in Ontario?
When a borrower defaults on a mortgage, the mortgage usually lets the lender sell the property to recover what it's owed, after giving the required legal notice. Unlike a foreclosure, the lender doesn't take ownership. It sells the home and any money left over after the debt and costs goes to the owner.
Are power of sale homes cheaper?
Sometimes, but not automatically. Lenders have a duty to get fair market value. Buyers often find value through less competition and homes that need work, rather than big markdowns. I'll help you judge each one on its own merits.
What is an estate sale?
An estate sale is a home sold by the estate of someone who has died, through the estate trustee (executor). These homes are often sold as is and may come with flexible closing dates while probate is completed.
Why do I need to register?
The Toronto Regional Real Estate Board's (TRREB) rules allow detailed MLS® listing information to be shown only to registered users. Registering is free and takes about a minute: you sign up with your email address and a password and confirm your email address. You can close your account at any time.
How many power of sale and estate sale homes can I see?
Every registered member can open up to 10 power of sale homes and, separately, up to 10 estate sale homes for free. Any home you open stays unlocked. Other listings are not limited. To see the full power of sale or estate sale list, contact Ansar Mohammed at (416) 768-5941 or tap "Get the full list" on the site.
How current are the listings?
Listings update from the MLS® feed daily. Each power of sale and estate label is reviewed first, so new listings can take a little time to get their label. Homes that are sold, expired or taken off the market are removed from the site.
How are listings labelled power of sale or estate sale?
Power of sale and estate sale labels are based on the listing details and seller information provided in the MLS® listing. Before booking an appointment, the listing agent can confirm the particulars of the sale.
